Our city now requires that we run criminal background checks on all new Tenants (including anyone in the house 18 and over) plus on all existing Tenants. This will be well over 50 checks that I have to run. If they find out we dont run them we will be fined. Anyway does any one know a cheap site for criminal checks? I found one that offered unlimited checks for a yearly fee. I signed up for it and it was a scam. The site doesnt give any information whatsoever and wont refund my money. I always just used to go to the local county and check records for free but city seems to want a reputable screening service. --99.93.xxx.xx |

Really? Wow. I would check with my association. Look through my current months apartment owners magazine for criminal check group discounts.

How funny is that! What does the City want you to do if someone applies and you find they have a warrant? Are you supposed to call them :-) --68.92.xxx.xxx |

I doubt this law will stick. ACLU will be in the mix real soon. A landlord should not be forced to hunt down their own tenants for warrants and such so the city can gain more revenue. At a big price to the LL.
As Martin posted, you're supposta turn them in? Then you don't get your rent because they are arrested? Please city get a grip.
The city should be supplying free criminal checks then.

US Search dot Com , sign up and you have unlimited use of the site as far as I know. What does your city require you to do if someone has anything in their past ? This sounds like kind of a stupid thing to be doing? --70.246.xxx.xxx |

Get a copy of the statute, along with the tenants application, and mosey on down to the local police station and tell them you are there to comply with the city ordinance. Tell ALL local LL's to do the same for each tenant! --76.108.xxx.xxx |

Tenant Tracker, Inc is a good company. ALSO, make sure you charge and APPLICATION Fee to cover the Cost.
LOL JOSH... the ACLU, better stop sending things to the SUPREMES. They might not like what John Robert's Court might say.
Cheers.

Thanks for the suggested sites. The city doesnt really tell you what to do with the reports if anyone has a record. Just that you have to run it. They think Landlords are to stupid to run reports on their own and once they do they will do a better job of screening. Also if you have a problem tenant they can blame the landlord for knowinly letting a criminal in the neigborhood. Also if there is more than one complaint from the rental house from neighbors etc. about noise or other issues the Landlord is fined. --99.93.xxx.xx |
