In a shared housing situation where the landlord rents room in own house and has children, what limits (or protections) can a landlord put on tenant guest stays overnight? --97.115.xx.xxx |

This landlord needs to refer to hotel rules as landlord contracts are typically when tenant has care and custody of the property, rooming houses rules have a small overlap but things like this are all alone with rooming rules. Is this something to help you? You should ask about rooming house ideas at your county sheriff office or city hall, rentals have some overlap but not same custody. I googled but agriculture dept keeps coming in.
90.403 Taking possession of premises from unauthorized possessor. (1) If an unauthorized person is in possession of the premises, after at least 24 hours’ written notice specifying the cause and the date and time by which the person must vacate, a landlord may take possession as provided in ORS 105.105 to 105.168 if:
(a) The tenant has vacated the premises;
(b) The rental agreement with the tenant prohibited subleasing or allowing another person to occupy the premises without the written permission of the landlord; and
(c) The landlord has not knowingly accepted rent from the person in possession of the premises.

IF YOU ARE ON MTM.. ADDENDUM THE AGREEMENT TO STATE YOUR PREFRENCE..
THERE ARE DIFFERENT PROTECTIONS FOR YOUR SITUATION WHERE YOU RENT A ROOM OUT IN YOUR HOME..
LEASE.. AGAIN YOU HAVE MORE PROTECTIONS THAT A HOME RENTED OUT COMPLETLY..
DO YOU HAVE A TENANT NOW?
IF NOT ADD THE LANGUAGE, BE SPECIFIC..
DAYS AND TIMES..
LOOK UP ORS CHAPTER 90...
YOU CAN RENT BY THE WEEK..
HOTEL/MOTEL IS A DIFFERENT SET OF RULES.. BUT THAT IS NOT A TRAVELERS ACCOMODATION..
THERE ARE TWO REALLY GOOD LANDLORD ASSOC. IN ORE... BOTH IN PORTLAND..

in a local rooming house they have "no radio ,tv or visitors after 11pm."these rules work fine if followed.have new tenant sign in wruiting that they agree before they move in. --208.58.x.xx |
