State Specific Question About: WASHINGTON (WA)

My tenant broke up with her Boyfriend/roommate. She moved out that day asking me to come over and show her any other apt. I had for rent. I saw no abuse and there was no mention of abuse. A few days later she talked to a friend psychologist who told her she could walk away from her lease by claiming abuse and getting a form letter signed by a third party (the psychologist). She did and now she is claiming to be free of any responsibility. The lease runs through Sept 2010 and the apt is now empty and I haven't been able to rent it although I've shown it many many times. She promised to find a sublettor, but since claiming abuse, she has done nothing.

Doesn't she have to prove abuse with a police report or SOMETHING? She lost in court asking for a protective order. She is simply lying. Can she get away with this? --24.17.xxx.xxx

WASH. REV. CODE ANN. §59.18.575 (2006)

If a tenant has something in writing from a qualified 3rd party, they can walk away. If she didn't give you a written notice from that 3rd party and with losing in court, you can try suing her. Maybe some Washington LLs have a fell for how the judges tend to rule on these kind of cases. --67.150.xx.xxx

Linda, how about the boyfriend? Was he on the lease? And where you able to rent her another apartment?

I would go after the BF, he didnt get a letter from a 3rd party.

She walked away from the lease with the boy friend. I was there at her invitation that morning she left and there was no abuse, nor did she ever mention any, only that he wasn't the guy she had hoped he would be. Well, princess! The boyfriend has moved out because he can't afford the rent alone and none of us has been able to get a sublettor in there. I'm still showing it.
