State Specific Question About: OREGON (OR)
I am planing to rent/lease (TBD) a house w. 5 bedrooms in one of the close suburbs of Portland. I have never rented before.
If I follow all the rules with proper advertising and background checking and I end up with let
's say 5 fully qualified applicants, what is that I tell those who were not selected to avoid getting in trouble?

Agree with Reid. But, you could also always say that you evaluated the applications on a first come first serve basis (even if it`s not the whole truth)to explain why someone didn`t get in even though they may have been thoroughly qualified. Each of my rental apps has a sequence number printed in a small box in the upper right hand corner. This, I explain, it the count of apps for my records. I then say number 2 accepted the apartment/house, thanks for your application.

First, you need to spend hours reading up on screening issues. We are open here about our mistakes and what we call red flags.
Get it wrong and it will cost you thousands.
Rely on some lazy PM and ditto.
Have you passed the hurdles and are you able to pul credit reports? Photocopy all IDs, be meticulous, including with the moving in report.
Now order some books and attend the next few court sessions for evictions. A must as this is the underbelly of our LL business. You better start learning very quickly or you might fall prey to what we call a "pro tenant", a rip off artist who goes from LL to LL, leaving destruction behind.

5 bedrooms??get landlording by robinson.get as copy of yout state landlord tenant laws and read it.come here 1 or 2 or 3 times a week and ask questions.get set up for credit reports either by going to credit checks above before u need it or using a realtor to help as i do.i think u should read up ask questions etc for a while before u do anything.maybe several months.thr to contact a LL or 2 in your neighborhood.guys more experienced than u. --208.58.x.xx |

Tell them that it was rented to the first qualified applicant! If they look sad, send them to me in one of the largest vacation states of the US. We have lots of vacancies here.
The biggest fear in Land Lording is when we dont screen well. Dont worry about getting in trouble if they all qualify and you have to reject 4 applicants, more than likely, they wont all qualify equally this time of year. Qualified applicants are slim pickings right about now. Just be careful about how you describe the properties and the neighborhoods and your preferences. Let them do most of the talking if possible to avoid getting in trouble with fair housing. Congrats on your first rental! You're starting off pretty big with 5 bedrooms, good job! --71.203.xxx.xxx |
