We want to change our month-to-month tenany. Right now we pay for electricity but we want to place a cap on the amount we are responsible for.

Do we need to give a 30- or a 45-day notice to make this change?

Thanks! --72.224.xxx.xxx

It's just like changing the rent amount. It's probably either 30 days or 60 days, depending on your state. --76.115.xx.xx

Why pay for any electricity? Is this a SFH?, multi with seperate meters? Or a multi with just one meter? --66.228.xxx.xxx

It's a small efficiency apartment that includes everything. Separate meter. With previous tenants, the electric ran us between $20 - 30 a month, but with this tenant, the last month's bill was $80. (She denies using any appliances that would cause this but we now know we need to set a limit.) --72.224.xxx.xxx

Unless tenants pay directly for the electricity then the use will increase. No one will move into the apartment building without signing for electricity or signing up for natural gas on the units heated with natural gas. The average is generally $20.00 to $40.00 per month without heat. In future if the rental unit is separated metered then have tenants have the electric in the tenants name. --216.110.xxx.xx
