Well first Go to state law section on this site and read everything RE: Colorado. Then when you feel like you know what to ask. Contact an Atty since this appears to be your first time. Get someone that acts like they will teach you as you go . Each time , and there will be more than one time, you'll learn a lot. --70.248.xx.xx

Well, tenant is gone, so you might as well start looking for a new tenant. It doesn't help for you to complain that its a bad time of year. Gone is gone.

All that remains is for you to total up whatever you might be owed because of unpaid rent, damage, cleaning, or whatever else your jurisdiction allows. Damage for lost rent because of default of the lease is also an expense, but you will probably have a hard time getting more than a month or two from a court.

Basically, your problem will be how to find and collect from the tenant.
