Yes, if you can't understand the terms when you read them, you might need an attorney to interpret.

Especially if it's a custom job, rather than a standard VA lease. you won't know what enforceable and what's just wishful thinking otherwise. --173.66.xx.xxx

I agree with Irish.

I'll add to it: My experience with attorney's leases is boring. Most have little LL experience and offer basic words without teeth or policies to help you manage.

Your local association might have a better lease. Or at least call up some local apartment complexes and LLs and ask for a copy. You'll come out with a lease that can help make your business hum.

My attorney's lease is 3 pages with large type. Mine is 21 pages, small type. --69.243.xxx.xx

If you only own 1 rental unit, get a common law lease and have an attorney review it. If you own sufficient units to trigger the use of the VRLTA, use the proper format lease - VAR's lease and most apt association leases conform.

Do NOT use a VAR lease as it is a VRLTA lease and gives away a lot of your rights unnecessarily --64.12.xxx.xx

Unless a lot has changed recently, Most LLS tend to have the upper hand in eviction court in the state of VA. There's this LL in VA that has gone to court just about every day, no joke, he has never lost a case, there are times that this LL should have lost some of the eviction cases due to some repairs that caused inhabitability and did not. To this day, I am confused as to the leniancy this LL has been given in the courts. I would ask him how he gets away with this if I could tolerate this LL for a second. Actually, the courts here in FL tend to favor the LLS a lot too --71.203.xxx.xxx
