First, as a vent I find my tenants behave like small children. They have yet to pay rent on the 1st, but I typically receive notice by the 2nd that it is has been submitted electronically. They have made a lot of noise about wanting out of the lease so as the 1st of the month rolls around, I am always wondering if I am going to receive rent or not. Well, here it is December 3 - no rent. I want to send a reminder before I call an attorney in VT. Is there a sample letter out there I can use? New to landlording so learning as I go. State Specific Question About: VERMONT (VT)

Leigh,

Check out your state's LL laws on this site. Many states have a certain period of time that begins the first day rent is late to "X" amount of time later, usually ten days. Many times this is referred to as a "Ten Day Pay or Quit Notice" For instance if rent is due on the 1rst and not received you give the tenant this letter on the second and they have ten days to pay you or quit living in your rental. But do read about your Vermont's LL laws from this site.

An idea that you can offer to the tenant is if they find someone who passes your screening application to take their place you will let them leave early. I admit it has only worked once in several years but when it did worked the timing was perfect.

In my 8-plex a simple group text message to all that haven't paid on the 2nd generates good results. Goal is that this is training and all will remember that rent is due on 1st. --67.224.x.xxx

About a third of my 14 tenants pay on the first or before. A third straggle in and a third pay on the last day of the grace period that I offer, which is the fifth of the month. A pleasant phone call usually brings a check the same day if necessary. --76.99.xxx.xx

if they are basically good people who generally pay on time i call them on the 5th.if no rent by 6th the 14 day notice is served.u have to comply with state laws as to when to serve them.some states make u wait a few days. --208.58.x.xx

Thank you. I guess I didn't realize landlording required so much handholding.

BIll due date - pay is my thought.

I think VT is 14 days - to date, I have not found anything online about the grace period....just a book on landlording.

Leigh, tenants will try to get away with as much as the landlord allows. The LL must set and enforce the limits.

98% of the time a "gentle" conversation is all that's required - "you know, rent is due on the 1st" (then just be silent). They will then tell you their "story", after which you just repeat "I really need the rent on the 1st and that's what you agreed to". Usually works.

TenantWhisperer sound advice!! I think the realty is my trust has been rattled because they have made so much noise about wanting out of the lease and I am first time landlord 3,000 miles away.

I am going to attempt to rent or sale in the spring when students start moving to the area so perhaps that will work out for them to get out of the lease early. --162.119.xx.xx
