State Specific Question About: GEORGIA (GA)

I have a rental property that has mold in the shower in the downstairs bathroom. My property manager suggests re-tile the entire shower to fix problem. Any other suggestions? Also concerned it my renters can raise any legal/medical issues? They call every other week for some sort of problem. Thanks --74.232.xx.xx

Replacing the tile doesn't stop the cause of the mold. Maybe the tenant doesn't open a window while showering. Maybe you need to install an exaust fan. Maybe all the tenant needs is a spray bottle with a little bleach. --98.119.xxx.xx

Have a exhaust fan connected to the light with a timer so the tenant will have to use the exhaust fan when taking a shower. Install a ultra low shower head which is made by Delta which mixes air with water. Less water then less chance for mold to build up. The bathroom may be poorly insulated where on a cooler surface mold will build up. This will involve tearing out a wall then putting in solid insulation board with a high R factor. The shower may be leaking where one will have to replace the shower. It is a lot less trouble to buy a prefabricatd shower then install. If one wanted to stay with ceramic tile then one could use Schluter ditra waterproofing system. --216.110.xxx.xx

I agree with all others assuming that we are talking about mildew on TOP of the tile. If we're talking about grout coming apart or tiles coming up and there is stuff growing behind there, then you have a bigger problem that you need to take care of.

But, in general, usually we're just talking about mildew -- which is normal and grows wherever there is warmth and moisture. Clean with bleach and move on!

And, yes, an exhaust fan is likely a good solution. And if you can't count on the tenants to actually have it ON when they should, then tie it into the light switch and maybe even add a timer so that it doesn't go off until 5-10 minutes after the light.

Note that even with that, people will still sometimes get mildew in a shower -- again, it is just part of normal cleaning duties.

Oh -- and find a new PM. Two sticks against them already:

1. Doesn't understand mildew, apparently. Suggests crazy things to fix a cleaning problem.

2. Has apparently brought you tenants that are whiners if they are complaining every week.

You say that they call every week with a problem -- are they calling YOU or your PM?

i would get my inside painter to take care of it cheaply.an inside painter with a few years experience can take care of this easily.put in an exhaust fan if u dont have one.retiling sounds dumb to me.lots of mold in the world and inside painters have handled it regularly if they have a few years experience. --208.58.x.xx
