State Specific Question About: MISSOURI (MO)

My tenant of one year says there are now cockroaches in the SFH that he is renting from me. I did not include in the rental agreement how pest control should be handled. I came up empty in an attempt to find information in Missouri statutes.

The house was pristine when he moved in. Does anyone know what type of "pests" a Missouri landlord is required to eliminate, as well as who is supposed to pay?

First how do you know they are cockroaches? Typically any bug problem after a month is a guest of the tenant and the cost of control is on them, make sure you know what these bugs are, many crawling things are called roaches to the untrained eye, bleach and some common critter control products only force roaches deeper into the structure to seek shelter and multiply, know the critter and if roaches are really what they have maxforce gel is a very effective product, squirt it into every socket and switch location as these are common hide outs for roaches, any seam behind the vanity or sink wall, this is where they come to drink before venturing out into the buffet for dinner, visit bugspray dot com for some pictures so you know what is there and how to proceed, maybe common ants that are coming inside to roost where it is warm. --76.241.xxx.xx

There are many things not addressed by Missouri law.

Usually pest control is governed by a local ordinance. In KC, the owner is mainly responsible in a multi-unit - and the tenant is mainly responsible in a single family house.

However, it is fairly easy to treat for roaches with gel. I suggest you buy a tube of Combat roach gel or MaxForce, with the latter available mainly online. Use as directed. And absolutely make sure that no one sprays or bombs for roaches after it has been applied. That renders it ineffective.

For the future, here is what my lease says:

Under the paragraph about condition of the premisees:

Tenant accepts the premises in the present condition, agrees to keep and maintain the same in as clean and good condition as at present and free from debris, danger of fire or any nuisance, including roaches, mice, or rats

Under the section about repairs and maintenance:

Tenant is responsible for extermination of insects (other than termites) and rodents and for maintaining the premises in a condition to discourage infestation. Tenant is responsible for damage done to the property by failing to exterminate. Tenant shall notify Owner immediately of any evidence of termites. --205.188.xxx.x

Integrated pest control is the only way one is going eliminate the roach problem. Three important elements for survival are food, water and place to live. Fix any leaky faucets then put bleach in the defrost pan of the refrigerator. Thoroughly clean behind the fridge and stove. Remove any cardboard boxes or other items where the roaches will live. Seal up all the cracks with chalking in the baseboards and fill up all the drain, water pipes with insulation foam where they go into the wall. Seal up any holes around the kitchen and bathroom. Use Maxforce gel or Combat gel applied where no one can touch this gel. If the roach problem is more severe then get some sticky traps where the roaches will get stuck in the traps. Get on this as soon as possible as delaying the roach problem will become worse. Avoid spraying as the roaches will run then come back. After a short period of time one will start to find dead roaches. As the roach eats the gel then goes back to the place where the roaches live then dies the other roaches will eat the dead roach where more roaches will die. Without a food the only the gel is going to work. Tell the tenant not leave anything with water over night. Tell the tenant to remove any garbage as long there is food source then the gel will not be effective. If the tenants lease or tenancy agreement is expiring then build the cost of pest control into the rent. If anything is infested then placing outside on a cold night then everything will run as roaches are tropical. If integrated pest is done then over the next few weeks the roaches will start to slowly disappear. --216.110.xxx.xx

She picked them up from somewhere or the neighbors have them. Follow Roberts (ON) advice. usually when i get them, I follow his tips AND remove the tenant. Offer money for keys. Then life becomes easier to rid the pest.

Every time I leave the tenant there and attack them, they get knocked in population... then rebuild because the renter is a messy house keeper.

I could shoot those RE gurus who say you just sit back and collect the rent.

You have a good customer. Good customers need to know you care. Give a little customer service -and it gets you inside to inspect!

Remember, MOST tenants leave because of maintenance issues.

Invest a few minutes and keep him. Sure beats turnover costs, esp as we approach the holiday "dead season".

Law or not, your tenant is asking for help. Even LLs ask here about how to kill roaches.

If you don't get rid of the roaches now, you'll lose your tenant (he called you because his wife is already upset) and YOUR house will still have roaches.

Look like a hero - buy a tube of Combat Gel ($7 at WalMart), treat the house (you'll look like a pro and it only takes minutes!), leave the tube with him to "keep it fresh" and kill the new ones that hatch. (it dries and quits working in a few days with furnace air).

I squirt about 1" on the bottom of most kitchen drawers, back of stove, ref, furnace, basement. Use up about 1/4 tube and leave the rest. They like warmth and moisture.

Sprays just push them into other rooms or inside the walls. --69.243.xxx.xx

u can get maxforce at cooperseeds.com u can get combat gel at a box store.they are about the same.they take a while to work.u may have to use them twice.dont spray whwere u are using gel.get food crap and water away from bugs.get right on it.they multiply rapidly if untreated.little white things are baby roaches.somer guys like to use shopvac first.they are nocturnal.ck at night maybe. --208.58.x.xx

roach proof its cheap and it works. You can buy it at the dollar store. Basically just boric acid. Owned a 20 unit for 8 yrs had roaches once-this did it. Husband worked in re office next to a restaurant it was crawling-this did the job. It's like a buck! --67.184.xxx.xxx
