State Specific Question About: OREGON (OR)
I am a first time landlord and have rented my house to 4 individuals who all signed a year lease beginning in September of 2009. On November 8th I received an email from one of the renters informing me that two of the four were moving out but that she has two other friends who want to move in. I told her that I would release the two who want to move out from the lease as long as her friends pass the background check and agree to sign the lease in their place. In the process of doing the background checks, I found out that one of the potential new renters has already been living in the house for several weeks. I need to know what my rights are in this situation and how I should handle it from here.

Stay focused on the money: that the income and credit aspects for these new people is adequate and for the future a way to STREAMLINE this inevitable process. All things considered this changeover you have now is going pretty smooth.
one thing to do in particular is to add "joint and several liability" into the lease and how that affects damages. another wold be REGULAR inspections for upkeep.

You're actually pretty lucky . If it had been here in all probability no one would have told me anything about it. No amount of security deposit come back until the unit is empty of all food, furniture and packages, the incoming must buy out the outgoing - if you ever do more than a 2way make it a prepay and avoid all of this, you only get new phone numbers and names when it is prepaid. --66.72.xxx.xxx |

I agree with above advice. I'll add you should stay right on top of this and get newbies signed on a lease, smoke detector and lead paint releases, etc. to cover yourself.
Have the newbies reimburse the oldies for deposit.

tell her no one moves in without your ok.as outlined in the rental agreement.process the new guy and hope he or she passes.if he or she does then do a rental agreement for the 4 .if new guy doesnt pass tell the original 3 that new guy leaves or u all do. --208.58.x.xx |
