State Specific Question About: MONTANA (MT)
new tenants moved into my basement apt and a week later the main sewer line backs up into bathroom and floods (~1in) into bathroom. I have it all fixed within 8 hrs. Should I give them a break on rent or anything else - or is that just an accident they must deal with. They did not have any propery damage.

I would not give them any breaks for this. If they could not use water for a very long time then I probably would.

You are certainly not required to give them anything. However I would give them a gift certificate for some pizza or similar food as a way of saying thanks for putting the inconvenience.
You might also suggest that they get renter's insurance.

You aren't required by law to do anything other than fix in timely manner, particularily since no prop damage. If they are good tenant,- I would certainly give them something. Small break in rent or gift cert. Keep them happy & you happy! I would also suggest renters ins. --24.117.xx.xx |

They are very lucky you fixed so fast. I would have ripped the carpet out and cleaned the mess up same day, but it might have been a week or two finishing up.
