State Specific Question About: MARYLAND (MD)

My previous tenants are suing me for the entire security deposit, even though I returned more than half & retained the rest for damages. When they moved out, I had 2 days before new tenants were moving in. Since I did not have any time, I did the work myself.

I spoke to a lawyer & all he had to offer was that ideally I should have had someone quote it immediately after they moved out. I explained that it involved carpet stain removal, painting, plumbing & other mechanical, and I did not have any time to coordinate & repair at that time.

What is a considered a reasonable hourly rate to charge? How would it be supported in a court?

zero. The LL's time to do ANYTHING is considered a part of operating the business and gets valued at $0.

There are ways around it but at this stage of the process it will be about impossible to do.

In any case though, you won't be able to charge the tenant for $75 plumber rates if you don't have a bill from a plumber.

dig out your before and after pics and when you get in front of the judge let the pictures speak their 1000 words for themselves.

Can you produce photograph of the damages at time of move out? A Judge should be able to view damages and determine a fair amount of damages. You might consider also consider filing a BIG countersuit for concealed damages discovered after moveout and return of deposit. --66.176.xxx.xxx

Or you could use a movein checklist like I do. It is a form they sign agreeing to costs for damages left.

I know the laws vary per state so my response could be completly useless to you. I charge $10 per hour labor, plus materials. I figure I'd keep it at a rate that would be viewed by the court as more than fair if every challanged. --96.225.xxx.xxx
