Would landlords be interested in paying someone else to take their ad calls?

In leiu of paying for classifieds, they list their rentals in a local, searchable database, in which calls are took and matched to local search criteria, resulting in only receiving serious inquiries?

I get too much valuable information on prospective tenants when they call to give up that part of the process. Screaming kids in the back ground = noisy tenant. Loud music = loud music in my apartment if I rent to them, barking dog = violates my no pets policy, and many others. Are you trying to make a much less popular craigslist but just answer the phone for the landlord? That seems like more of a headache than less. I would have to list in yet another place and then have to deal with you taking calls for me and then make an assumption that the people you pass through to me are in fact serious but I wont know that for sure so I will have to screen them all over again.

I am going to do my uncle's accounting, etc. I am afraid he is going to ask me to do the screening also, since I seem to be pretty good at it.

The way it was explained to me...

This local Co. would list my rentals in their database. I would pay a flat rate/mthly.

This service includes taking the calls from people looking for an apartment in my area, taking their search criteria and matching it to the listings from the database. Resulting in a quicker search for them and (all matches in that area)are then given to that person. There was no mention about any other fees. It sounded pretty neutral. Was just curious what others would think about it b4 I decide to try it or not. Sounded good since I get so many dumb calls. But I thought about what PKN from NJ said about being able to hear what's going on, but I think if this co. was giving my info. for a serious inquiry, I would still be in contact with them to determine that for myself. I just wouldn't have to take calls while I'm trying to fix dinner, bathing kids etc...? Any other helpful input? I don't know, I thought it sounded pretty good and, after figuring if it did work, I would save about $75mth + just on classifieds/ad. --66.188.xxx.xxx
