State Specific Question About: VIRGINIA (VA)

I am a landlord in DC. I got engaged and my fiance owns a condo out in Virginia. I'm wondering how you get the appropriate licenses / certificates / tax data / whatever for a rental in Virginia? Where do you go and what needs to be done?

I also own a couple of rental units in DC. Doing business in the city is really tough and they make you get a certificate of occupancy, a business license, and pay about $400 in fees for each unit you rent out. Please tell me it's not as bad in VA. --98.218.xx.xxx

Virginia is the THIRD BEST landlord state. Your GF needs to hire a local property manager that will lease her property UNDER the Virginia Landlord Tenant Act - NOT the VRLTA. --64.12.xxx.xx

Tx & LA * VA is good because landlords NOT under the VRLTA can actually write their own lease with min guidelines under common law. Many items can be transferred to tenant.

I handle NO clogged drains, pests control or broken windows. I can give them notice and if they don't maintain the yard, I can do it at their expense. I

I can change the POLICIES under which I maintain my leases with minimum notice AND I can enter the property once they request a repair.

If lead disclosure is provided, landlord and PM are indemnified and property insurance pays and mold is RARELY an issue if residents acknowledge no mold in signing of lease.

Evictions can take as little as 3 and usually 5 weeks from start to finish and I can accept rent WITH RESERVATION during the process and NOT have to stop and start all over....pretty cool!! --205.188.xxx.xx
