State Specific Question About: MAINE (ME)
What is the law regarding capping the heat limit for our rentals? Is it legal to cap at 68 degrees? And is it even lower during certain hours of the night?
We have a tenant who is jacking the heat way up when she feels like it, then opening the door because she's too hot....

You can get a landlord t-stat that limits to 70 no matter what they push on the front or if you have forced air system hide a t-stat in the return vent set to 72 - when the return air comes in at 72 it shuts down the demand for heat - I assume you are paying heat, next rent cycle make tenant pay what they use/waste. --99.128.xx.xxx |

Most towns and cities have a certain temperature minimum that is permitted in rentals. For example in the town of Hanvoer, Ontario the minimum temperature must be 21 degrees celsius all the time. Check with the town bylaws for the minimum temperature. If there is a boiler system then locking thermostatic non-electric radiator valves can be put on the radiator. Most radiators are in series so one valve per suite. Danfoss of Honeywell Brackman makes non-electric thermostatic radiator valves. Another option with a boiler system is to install electronic outdoor indoor boiler control. Right now it is warm enough outside where heat is off in the apartment building. It is 12 degrees celsius outside. Another option is to separate out the heat where the tenant will pay directly for heat. If they open windows then the tenant will get a high heating bill. Installing electric baseboards or a boiler for each rental unit. All the time there is tenant in the apartment building who complains about the heat but they have the windows open at different times. --74.220.xxx.xxx |
