State Specific Question About: WASHINGTON (WA)

I live in Rogue River, OR & own a home in Everett, WA, that my son has lived in for @ 4 years. I don't want to be a landlord to my son or anyone else. I offered to turn the house over to him w/o paying me anything. He had to be approved by the Assumption Dept. of Wells Fargo. He didn't get approved because of 'low' credit & 3 collections due. I gave him notice in Sept. to move by Oct. 31st. He is angry, didn't pay Oct. rent, told me he'd be out on time because he found another rental. I planned to drive to Everett on Nov 1st. Now he tells me that he will not get the keys to his new apt. until 11/01 & won't be out for a week or 2. Is there anything I can do to legally have him removed on Nov. 1st? After driving almost 10 hrs. w/my 2 dogs, cat & pulling a small cargo trailer, I want to have access to my house & don't trust that he'll be out. I'd appreciate some knowledgable advice for this situation. Thanks! --71.220.xxx.xxx

whether there is anything you can do (there is) is largely immaterial at this point, in this time frame and with you hundreds of miles away... you'll get the house back when he is ready to give it up.

ps: I wouldn't count on a pleasant Thanksgiving dinner this year.

Get property closer to make it easier to manage, 10 hours next time to serve a 24hr notice to check smoke detectors? I am so glad my farthest one is almost an hour. --99.161.xxx.xxx

You will not be able to have him "legally removed" on Nov 1. Get ready to file eviction on Nov 2. --70.249.xxx.xxx

Today, after a stressful night, I think I will give the tenant (son) another week to move. But, I think getting an attorney would be beneficial - I don't trust this man to tell me the truth & he might not get out by Nov. 8th either. --71.220.xxx.xxx

How disturbing that a family member behaves like this, especially YOUR SON! Gather the rest of your family/friends and take boxes! Pack his crap up and stand your ground! This is why children should be spanked as children instead of "time out". Your parent, is your parent! which means when they say jump, you say how high!

Sorry I know this is not the legal reply you were in search of, it just angers me when kids have no respect for their parents. Good Luck --70.134.xx.xxx
