State Specific Question About: NEW MEXICO (NM)

If the economy continues to go south and the dollar continues to fall what could happen to real estate?

Will rental prices rise or fall or stay the same?

I have bought numerous properties lately and I wonder if its the right time . Any idea's?

We have already seen by other posters all across the country that the current economic situation has resulted in reduced rent rates, as well as fewer good qualified applicants for the past year +

I always run a 1 month news ad...a couple yrs ago, could have had over 100 callers...recently perhaps 5-6 callers in the first 3 weeks...then all of a sudden 3-6 callers a day this week...

As the old radio show line "who knows what evil lurks...the Shadow knows"...

I know several long time experienced and successful RE pro's who all say...If you can make success during hard times...then you will succeed in RE...I reckon that also works with renting...work smart, screen good, think risk vs. reward on improvements/expenses etc... --70.16.xxx.xx

Some areas are worse than others, but...

"Where are these people going?" doubled up with family and friends seems to be pretty common.

"Why is it difficult to find tenants?" the ones who can actually qualify as tenants can (almost) just as easily qualify to buy either a real deal with the $8k credit or a pseudo deal witha R2O; and if they can't buy then they're more likely to just sit their qualified behinds down where they are and save the moving costs (and take in friends and family).

Those who can't qualify aren't even bothering to apply... though they will still annoy you by calling and bothering you until you disqualify them.
