State Specific Question About: WASHINGTON (WA)

I have a tenant that is due to move out,the tenant let me know about a 9 ft square area of the carpet where liquid draino was spilled. It has bleached a small strip approx 3ft. x 2in wide...in the shape of a rope or snake. It is in the common walking area and can not be patched with closet carpet. I tried to get it dyed ,but carpet professional stated that the carpet was too light and he had no dyes that would match and recommended full carpet replacement, the carpet is approx. 4 yrs old, how much based on age of carpet should I access to the tenant for damages??

4/7's of the carpet value was remaining when this started...so 57% of the original cost (that you hadn't deducted yet) plus what you wasted on shampoo and dye work.

When I have to replace carpet because of resident damage I charge for all of it. If they did not do the damage and I could clean and rerent, no charge. Sure they will squeal, so what, put the burden on them to fight it. If you feel so inclined and can work a settlement with them, even better. Offer them 80/20 split and settle for 75/25. --205.188.xxx.xx

It's a matter of normal wear and tear and straight out damage. Your mileage may vary.

If a tenant's cat shreaded the carpet corners in 5 inches and this was new carpet when they moved in I would say Yes I would deduct for replacement carpet fees. The beached/draino area is not normal wear and tear. It's damage IMO. --24.176.xxx.xx

We depreciate over 5 years, and carpets usually last us 5-7 years .... 20% cost to tenant would be fair, and would more than likely stand up well in court.

Make sure you take pictures. When you send accounting of security refund (within 21 days of vacate), include pictures and copies of invoices.
