State Specific Question About: RHODE ISLAND (RI)

How do I tactfully/leaglly turn down section 8? I just don't think I want to get involved in all of this as I just spent 20K doing a refurb on the house. Is it worth the risk? Does the house have to be inspected by the state for anything? No clue why she's section 8 and have not yet conducted an interview or showing.

start with having having a full market rent and refusing to budge when they try to pay less, fine tooth comb the applicant credit report, and the last resort is to have some deficiencies that won't pass their FHA type of inspection and refuse to remedy them.

Tell them you require a good credit score, have yet to see one with good credit.

Or you can require a non refundable holding fee equal to a months rent, to be applied to deposit if they rent. And require them to move into unit in 30 days. Most of the time inspections and paperwork will take longer. Either way make sure tenant understands they will lose holding fee if they dont move in or if it does not pass inspection.

Most will not take the chance.

Also a lot here rent only month to month which section 8 will not accecpt

As mentioned by others, mention the house has a flaw or 2 that prevent participation and you have no experience in the sec8 program - then do not fall prey to the tenants who know the system so well they can teach you while they move in, folks like this will be your squatters forever claiming a bad case worker or inspector when in fact this program takes a lot of homework before you want to join, someone mentioned that it is like flying an airplane - you follow all the indicators of trouble or you will crash. --76.241.xxx.xxx

Although I do think affordable housing should be available to those in need, the program leaves the landlord flapping in the breeze if he or she should get a bad apple. --68.229.xx.xxx

Sorry it is discrimination - be careful Rich, I spent a long time one afternoon with a housing tester, I do not know how I won the disagreement but it turned out I was missing a railing on a 4step landing that the inspector missed and it failed -whew. Stick with the unit is not approved, this is not discrimination because you do not want to replace windows for lead abatement or replace screens to windows that may never be opened. --76.241.xxx.xxx

I do not want to beat a dead horse, but now the pressure is off, you could attend free classes from HUD and learn the ropes, of course you must screen just like any other regarding smoking - pets and the family size for your unit size, then comes the actual background/credit check that costs about 35bux in mu area, if all this goes thru then the sec8 sends out a property inspector - they have a long list of stuff that is really just a basic safety and condition report, a lot of folks feel that a GFCI does not need grounding based on the remodeler electrical code but HUD wants it grounded like any 3wire outlet, when you take the time to sort out the checklist a lot of it makes sense but do all the windows need screens - prolly not, and how many times do outlet covers get cracked from the move-out furniture and we forget to put in a new one, the sec8 inspector wants everything running and ready for the tenant - as some here have mentioned it can work if the housing agency is helpful it will be like a vacation, if not it will be like swimming the atlantic. --76.241.xxx.xx

The inspectors cannot come out and inspect your property without your permission! You have to get involved with the program in order for Sec-8 Hsg to even know you are out there as a LL. Very stupid to allow a Sec-8 inspection hoping they will find something and fail you! Never let them know you are a LL in the 1st place.

Untill to are inspected--and PASS inspection--and get approved--you are "not approved for Sec-8." and "This property is not part of that program." You are not refusing the "type/source of payment" they will be making. You are simply NOT part of the program they need. --140.140.xx.x

Thanks Lynda, that has been my basic approach. I did sort of realize I had to take some initial action to become part of section 8, action which I have ZERO intent of taking. I found out later on that my town is sort of not part of the program meaning I'd really have to go out of my way to become section 8 compatible. No Thanks :-)
