State Specific Question About: MONTANA (MT)
Is there a survey that I can do to determine my tenants satisfaction with the management of one of my properties? I am having high tenant turnover and want to know why. --216.166.xxx.xx

There are some GOOD scenarios that could be behind this too. The best of them is that you hired a REAL pro who knows his trade who is getting around the cheap owner's ways by forcing eviction on under market tenants, doing the needed updating and re-renting at higher current market rates. But somehow I doubt this is it 'cause most pro PM's wouldn't be shy about explaining this tactic.
the subtext of this is a timid owner who is afraid of confronting his PM. This is VERY VERY bad.
That it is related to something as fundamental as high rate of turnover makes this very bad thing directly about costs and profits. This is DOUBLY bad.
You need a simple phone conversation with the EX tenants first for some background and then maybe an undercover type to talk with staff and the manager.
Take back control.

What a SILLY thought!~! REALLY! Go to the property without management and spend a few hours...talk to residents and get their thoughts AND then talk to mgmt...you may need to spend $$$ which residents won't share in a survey in case their rent goes UP --205.188.xxx.xx

Talk to your tenants. They will tell you what the problems are. Surveys might help but a good conversation is quicker.
High turnover usually results from high rents and repairs not being made.
Or it can be due to a bad tenant in a building who is misbehaving in a way that disturbs others.
The neighborhood could also have a problem. You need to go take a look and take someone big and strong with you just in case. --76.99.xxx.xx

Thanks for all the answers. To explain further I own this property in another city 230 miles away. I am competitive for the area in rent and I have regular discussions with my property manager. He manages about 750 units and is supposedly one of the best in the city. He claims there are a lot of other vacancies due to a new mega property coming in with lots of new apartments. I am not sure about this and want to have a survey of tenants to see if there is a bad tenant or if the PM is not doing something. I presently have 7 vacancies while most other complexes have 2. This is near 25% vacancy for 32 units. I have people leaving and not giving notice. I have some moving out of town but many looking for a better unit. My units are clean but older vintage kitchens and baths. It was originally built in 1974. Theresa thanks for the survey websites. I will use them. Blessings to all. --69.144.xxx.xx
