State Specific Question About: UTAH (UT)
Tenant is on a month to month, I went to serve tenant 30 day notice in person and they were not home. The police were there to keep the peace (tenant is a hot head and would probably have made a scene if the police were not there). Anyway, it is the hunting season here and I think that he might be gone until Monday or Tuesday of next week. Do I go ahead and post the 30 day notice on the door? We are new Landlords and after these renters are gone, we will never rent again...I don't know how you guys do this, it's so stressful!! --208.66.xx.xxx |

we have constable serve the notice.that way we can prove delivery.if no answer he mails 1 copy and puts 1 copy on door.20 bucks.might cost u more.be ready to prove he got it. --208.58.x.xx |

Remember to take or at least get new locksets in case the place is trashy and the key/s were on the kitchen counter, they always show up there or on top of the stove. Now photo for damages and move to court if needed, hopefully just some painting with carpet cleaning and rerent quickly. --99.128.xx.xx |
