State Specific Question About: MARYLAND (MD)

Tenants broke month to month lease, left 9/19, the house is a mess, left furniture, clothes, food, etc, did not pay Sept. rent, promised to pay me 10/1st. I see the ex tenant everyday, we work for the same company. Did have give the ex tenant a letter to sign, (which he did), stating he would pay me money owed Oct 1st and the water bill he owes. Tenant did sign the letter. No security deposit was collected because I was being nice because they needed a place to live and this is my first rental property, had just bought the house and I wanted to get someone in asap. They lived in the house for 2 1/2 yrs. I increased to rent to $30 because of taxes going up and they claim they could not afford it.Any letter I can write to scare them into reimbursing them for the mess they left behind or should I just let it be. clean place up. re-rent. move on. never again never get a deposit. never again rent to someone you work wih. never again forget you are running a business. never again be ignorant of local LL laws. never again set your rents so low you can't afford $30 increase in taxes - set your rents to market, and if that don't pay the bills then you must sell..... never again pay to have someone live in your rental. --71.11.xxx.xxx

Time to quit playing nice..so no letter or direct conversation...they are playing games with you and your limited knowledge about how to proceed, etc...

Go to your county courthouse and ask the clerk to give you a small claims court form...

Meanwhile clean up the mess, get it ready for your next renter quickly...itemize the charges to be fix things up...after you have compiled the charges...send an security deposit list of charges to clean up and unpaid rent, even though they did not pay any security deposit...you have 45 days to do this after their move out date...

At the same time, file the small claims court form at the courthouse for the same amount used on the SD letter...

Hello, You need a written letter stating he has moved out, and you need the keys back before changing the locks.

Next time get a deposit, and do a credit check.

Been there and know how you feel, this guy can cause you more trouble than you can cause him..

Keep it legal, and then go after him...

Hi, yes the tenant really did move out and gave me the keys to the house. I have some work to do on the house before I rent it out again, nonthing real major. This is the 1st rental propery I have, learning alot from each and every one of you, the good,the bad, and the ugly and I really appreciate your feedback. Thank you all.
