State Specific Question About: TENNESSEE (TN)
Has anybody out there had any experience hiring a contractor to remove lead-based paint? How much might that cost me in middle TN?

I hit the send button too soon , I have read that it can be anywhere from $9000.00 to $30,000 to remove and anywhere from $600.00 to $1200.00 to encapsulate , which to me sounds like just painting over it . I don't know of anyone in this whole county that has ever done it . --70.249.xx.xxx |

Generally it gets painted over unless it's on a door frame or something that can be replaced. Removing windows with lead paint is costly supposedly.
My buildings tested free of lead except for door frames outside and I keep them painted and not peeling.
Did you have the place tested by someone who uses the xray gun which provides a printout? If not, I wouldn't trust anything else. --76.99.xxx.xx |

What was the recommendation from the lead testing report/s? encapsulating is covering the walls with 1/4inch, many lathe plaster built have to be stripped to the studs because the cut nails used in the era can barely hold the plaster and not the new layers of drywall, at least now you can get all the wires in and insulate well. --76.241.xxx.xxx |

In my opinion, encapsulating lead paint by painting over it with non-lead paint is not a "fix" although approved by some inspectors. We all know sonner or latter the paint will crack or peel resulting in exposure of the lead-based bottom layers of paint.
When I renovate rooms in my old duplex, I don't hesitate to rip out ALL wood trim along with old cracked plaster down to the studs. After rebuilding the room, I rest easy since I know inside the walls is new wiring, plumbing (in some cases), insulation, asbestos free wall covering (sheetrock), and new trim which is freshly painted.
It may be a lot of work when compared to just encapulating old paint, but in the long run renovating rooms takes care of ALL problems and older home may have.

As part of a matching grant program we did this with a contractor that was certified to deal with lead paint. Window replacement including aluminum wraps were $440 per window from certified contractor instead of $250 (estimated cost from a low-bidder type outfit for the same job). The excess markup was about the same for certified lead encapsulation painting vs. just having someone paint it with lead block primer. So just outline the work, estimate what a normal contractor would charge, and multiply by 1.75x or so. However if you carefully outline the procedures you want to be followed, I think a regular contractor should be able to do this. Obviously if you are removing and replacing door jambs or interior trim (instead of painting over them) that would add significant additional costs. However the normal HUD process is replace leaded windows and doors, wrap exterior lead and paint over interior leaded walls, trim, etc. --128.252.xx.xxx |
