Even though we have a non smoking law in our state I do not put that in the ad, when I phone screen I say we try not to rent to smokers to invite the questions back - why? I tell them before the no smoking laws we had to go to court to get recovery for all the redecorating costs, now we can get recovery before the lease is up when walls have nicotine stains that require painting, we will come in month 10 and decorate at your expense so if you choose to move in month 12-18 you will get more deposit back, saves the tenant court costs and sometimes they decide to quit after seeing the damage on the walls and in the wallet, I jokingly tell them they might be able to save enough money to buy a place of their own. --76.241.xxx.xxx |

Put "non smoking unit" or No smoking allowed. Ads around here won't print "non- smokers" or " no smokers". Smokers ARE NOT a protected class and even though all states have anti smoking laws, we as landlords can't advertise as such. Ridiculous but true. --207.197.xx.xxx |

I've pretty much eliminated my local paper for advertising. They were too strict on what I could say. I do all of my advertising on Craigslist.com and it saves me $500 a month. I don't need the local papers looking over my shoulder. I also get a better tenant this way. --74.51.xxx.xx |
