I manage two slab twinplexes in Smithfield, NC. One of the residents called and complained about black debris coming out of the HVAC registers. The resident was claiming that they were mold particles. I sent a local HVAC company technician over and he concluded the the black debris appeared to be soot or a black powdery substance. The unit is only three years old and it is an electric heat pump (no fossil fuels being used). The company said everything looked fine and they have never seen this before in over 25 years of service. The return filters looked good and the system checked out fine. They unofficially concluded that the cause could have been soot from burning candles. I asked the tenant if she used candles or incense and she said no. Just as a gut check I asked the immediate neighbor (who is honest in case you are wondering) and he said he has noticed black dust on the registers in recent weeks, but he didn't think anything of it. Both systems are completely separate and are on slab foundations with the air handlers in the attics. The resident who is complaining is now making this a big issue (headaches, etc). Has anyone had any experience like this? Any positive input would be appreciated.

Could be mold in the ductwork...not good. I would get it tested ASAP. If the filters are fine, it would have to be something entering the ductwork "down stream" as you would have the black residue on the filter if it was originating from the house or attic and getting "sucked" into the ductwork. If the air handler is in the attic, could one of the ducts be partially seperated and could this be old blown in insulation? When cellulose insulation deteriorates it sometimes turns dark....I would check all the ductwork in the attic as a starting point.

As far as the lab test I was going to have some of the material tested via FTIR next week (I have a filter specimen that was set just inside the register). I already had a lab technician from work look at the sample and he said it looked like an oil or powder substance (or soot) under high magnification, and said it wasn't mold or mildew or any living organism. I am also having another HVAC company look at the situation for a second opinion. This tenant could be playing games, but right now I am rightfully giving her the benefit of the doubt. I am just wondering if anyone has ever experienced something like this? --206.53.xxx.xx

Is the property near a factory or power plant? Could you have had a small fire in the attic or in the ductwork some where? If there is no residue on the returns, this has to be something inside the ductwork of the furnace. Are the two attics seperated or joined? Seems odd that both units would have similiar problems unless both air handlers are in the attic...that would lead me to search the attic area. --66.72.xxx.xxx

I'm assuming that you have one central furnace for both units...

I recall several years ago, the old furnace in our church had a big belch...spewing lots of black particles all over the interior of the church...

Perhaps a routine service of the furnace perhaps woud prevent these type of problems... --70.106.xx.xxx

After re-reading your original post..I see that it is you who are perhaps wrongly using the black mold term, not the tenant, other than the tenant complaining about headaches, etc...

Perhaps you should do some online research about black mold...

Mold is an advanced case of simple mildew, most often caused by excess water leaks within walls.

Seems to me that HVAC ducts, while with a certain bit of humidity, would rarely create a condition leading to either mildew or black mold... --70.106.xx.xxx

Use a cleaning company for the ductwork that has a HEPA vac this way the junk is trapped and not released back in the air on the porch or something like that, mold is an airborne spore and mildew is from moisture which neglected can feed mold growth, bleach is a wonderful thing to knock out mold and mildew, ventilation helps a lot too. --76.241.xxx.xx

Thanks for the posts! I thought that this was just an inconvenience for the tenant, but today things went South with her (the rent was also due today by the way and I didn't collect because of this). The more I think about this based on the posts and conversations with the tenant the fishier it gets. I will go and check both units tomorrow (both are separate units with completely separate and independent systems, and a fire wall in-between the attics ) and update tomorrow. There are no coal mines or anything strange that could be causing this. What makes this even more difficult is that this tenant can overly exaggerate which makes finding the truth even more difficult. --206.53.xxx.xx

You could have some carbon arcing going on. An low amperage electrical short carbonizing organic matter to black soot.

Or an extra hot zone accomplishing same. Inspection for ozone oder or visual blackening would be in hand. Check filters for particles.

I've had mold dry out and flake off. Would you system be extremely dry now? Mold usually stuck fast to ducting with humidity, but if drying out will follow air stream.

The regulators, trial lawyers housing, health, even Realtors all making big fuss over mold. Why? It's making a ton of economic activity. Dramatizations upon media are scaring people to hyper expensive regs and solutions. Just another hazardous waste ripoff. That business is wrapped tight within government corruption. Remember...you can't be to careful. Do it for the children, safety, health and environment. Forget about cost, man.

myob....actually the airport is probably about 1 mile by bird. Trying to figure out where this stuff is coming from is the mystery. The sample I have from the outlet register looks like an oily gas passed through it and left a black film or powder on the sample (almost like a rag you use while working on a car engine but not as severe). The sample I have was in place for two weeks. I appreciate all of the responses from everyone. I am going over there this afternoon to look at everything but have the feeling that everything will appear fine. --206.53.xxx.xx

I went over to the apartment and checked everything out. Conclusion: candles and smoke are causing the sooting issue. The same black soot is in the return filter and the vent outlet filter material that the tenant put in. I changed out everything and replaced the coarse return filters with high efficiency filters to help capture the junk. The other apartment next door did not have any of these issues. So this entire problem was caused by the tenant. You gotta love being a Landlord. --206.53.xxx.xx

Jeff, you know whats even more bazaar. Go back and remember all the anti-smoking Nazi's. All those with terminal illness if smelling tobacco. Those whom energized to take freedoms away as tobacco pollution wrecks their health. Sorry for rant....the smoking issue and all the drama queen posting a bit much. Review the on site history, for example. My word, you be informed that smokers easily destroys your building. If smelling smoke....just throw the keys in and call the bank to repossess.

The main point I was trying to make..LOL, candle smoke is a magnitude more carcinogenic than tobacco. The youth think foolishly avoiding tobacco is healthy only to light candles and incense. Within actuality, their choice horrible and a magnitude worse. Also, one marijuana joint equivalenancy as compared to cigarettes 20:1. Yeah, one joint like smoking a pack. So why isn't the left going berserk? Answer...no political advantage....they don't care....at least the elitist whom give the marching orders. Most of the Left totally innocent and wonderful caring folks whom are manipulated. We need to learn the lesson that politics not the solution. A good guess. Air pulled through filter into fan with direct path through heat exchanger to ducting. So, in theory, yes, but I've never seen belt particles do anything but drop to furnace bottom.

The genius of the whole post question could be and probably from politics of health. Modern day politics full of corruption of health, safety, and environment ploys. The intentional marketing of compassion of central control keeping citizens healthy, safe, and paid off. This the typical route to losing freedoms all in effort to make life easier. Problem is, while so alluring, it never works well. It's pathetic substitute to personal control, self sufficiency, competition, and increasing human dignity. World history is littered with citizens making poor decisions and destroying their advantages. As a Landlord much easier to see the error of compassionate government.

This renter probably invoking CW or what some would say PC talk to scare Landlord.

We should look to government to solve problems only as the last resort. We should demand government to increase open market choice and selection as the better method to meet needs of citizens. Government should never be allowed to make direct payments to citizens. This is just to dangerous upon political corruption. Also, the payments made in behest of citizens i.e. public ed.. You see the trail of easy government money is littered with inefficiency, corruption, and yet more corruption, etc. We would be better off, just empowering citizens to succeed. Dog. sounds like my tenant that b*tched about mold over the shower area and how it needed to be tested. Sprayed with a weak solution of bleach and water and watched it disappear... naturally, all of this after she claimed to have cleaned and then told me "well, I couldn't reach it".... I looked at her and said "It's called a step ladder."
