nothing formal is needed for the INITIAL contact... I'd prefer to call them anyway.
Hey Bob... this is Martha. It's the 3rd and I haven't heard from you or received the rent. If I don't hear from you before 7pm tonight and have the rent in my hand by noon tomorrow my next stop is the court house.
The key to it is actually meaning it and then actually following through. The tenant can tell if you are serious or are able to be played.

If they are good tenants and they generally pay on time, we just give them a call and/or email and let them know that we haven't received their rent payment yet.
If we want them out then there is no reminder, post 3 day pay or quit notice or whatever is appropriate for your state. --71.198.xxx.xxx |

there is no nice way to ask a person to pay for something THEY know they owe.

martha you aren't getting the message.
maintain open communication with your tenant. be able to drop by and chat or call them on the phone to offer that "friendly reminder" and HEAR their voice crack when a lie comes out or SEE them swallow with eyes averted.
When the time (oe need) comes to put it in writing... then it is time to play hardball and use the official court forms to file a pay or quit.
Learn the LEGAL process there and follow it.

For quick more informal notes ,bills etc. I keep a simple two part Sales Order book handy that way I can leave a note reminding of past due rent, fees, please call RE, Etc that way I have a copy and it's in the truck when I need it . If I have to get formal i can refer to it. --70.250.xxx.xxx |
