State Specific Question About: UTAH (UT)
If an renter marked off on his application that he was not a smoker and I know for a fact that he smokes outside, what can I do? The application states that if he's made any false or incomplete statements that his rental or lease agreement will be terminated. My neighbors have stated to me that my renters have been smoking from day 1 (they are both over 50). --208.66.xx.xxx |

You mention that you do monthly inspections of the unit and testing the smoke detectors is a must for your insurance, when you are there tilt a picture frame and you will see the truth of wall staining, mention that you will get some painting estimates and they will be charged to the tenant because these walls look much better in the move-in photos. --76.241.xxx.xxx |

in future try to verify with last LL if they smoke.prospects will often lie ,saying they dont smoke or will just smoke outside.i wouldnt believe them.i dont bar smokers yet but would only let 1 in in top floor.fewer complaints from other tenants then.if they smoke inside u should be able to smell it easily.then its up to u what u do. --208.58.x.xx |
