State Specific Question About: ARIZONA (AZ)

I manage a Mobile Home Park where the tenants own their own Mobile but rent the space from us. One tenant left her mobile without paying. When I called her she said she was tring to sell it so she could then pay me. Do I put a lien on it until she pays and if never do I file for an abadonment? Also where do I go for these things?

Did you not think of asking these questions when you took the job? --208.252.xxx.xx

You can't put a lien on property without going through proper paperwork first. Hire a lawyer --208.252.xxx.xx

You could ask her make note for the amount she owes you with the trailer as collateral. That way when she sells it she can pay off the note to you and if she defaults tou can move on the trailer . --70.250.xxx.xxx

Well, I would start doing the homework. Get some NOLO books at the library, like SCC (for claims up to what, $ 5,000?)

CREonline has a huge MHP section as well.

Would she cooperate and go to a LDP and notary public to sign a deed?

YMMV, but I have yet to encounter a deadbeat who w a n t s to do the right thing.

It is usually all about scamming the LL. Bla bla.

Sue, maybe in SCC. --125.25.xx.xxx

Ga has specific laws for this type thing, your state may to. You have to find this out. --98.94.x.xx

Thanks for your input. I will look up and do the homework. I've been thrown into this position after my mother died and my dad knows little about the business but needs to keep the business.
