You can take them to court and win a judgement, but unfortunately it is on paper only and very hard to collect. We live in one of about 3 states that does not allow wage garnishment. You can report them and the judgement and maybe it will slow them down one day in trying to rent from someone else. You could also turn it over to a collection agency after you win a judgemnet and maybe one day you'll get lucky and get half of what's owed. If they are the type of tenant that may eventually want to buy something - like a house - the judgement will stay with them and eventually they will have to pay - but that's not likely with the judgements I've won - can't squeeze blood from a turnup. I'd use the deposit for repairs, and get the unit rented and move on. --69.132.x.xx

In the future file an unlawful detainer for unpaid rent when departing tenants try to do that. Start the process right away, tell them if they don't pay rent and all late fees they will have not only an eviction on their record but a monetarty judgment. That might get them digging in their pockets. If they want to pay after they get served by the sheriff they must pay all court costs as well.

It might be a good idea to start learning your local and state laws if this landlord business is gonna be long term, anytime you can visit housing court to sit and listen it is a learning experience to see how the judges act on different landlord matters that come before them, sometimes the stories repeat about how bad this-n-that landlord treated us, remember these people so you don't rent to them next. --76.241.xxx.xxx

i dont know how much it is.if its a hundred or two i would let it pass.if its a lot more i would go to scc.if u get a judgment and bad guy is working u can haul him into court repeatedly until he makes regular payments.ive accepted 50 a month.its a pita.u may have to go to court a few times.5 or 10.i went 6.got most of my money.what a pita tho. --208.58.x.xx
