Someone who really knows will tell you soon. You need to tell them that if they don't pay you will be evicting them in court.

Their court records of nonpayment will ruin their credit if they have any so they need to pay up immediately or have their credit ruined and have to leave.

You might want to find a local landlord tenant attorney in the yellow pages and pay for the first eviction so you can see how it's done. Or you can go up to the courthouse and ask to sign some papers and they will tell you. --76.99.xxx.xx

Farnsworth, go up on this page to the blue link for Landlord/Tenant Laws and print off the laws for Nevada. Put in a 3-ring binder so you will have them. Then find the LL/Tenant laws particular to your CITY(you didn't say what city you were in). Most likely you will have to serve a 'pay or quit' notice (or whatever name your laws call it).

In mine I cite the paragraph of the Lease that they are in violation of--and I give them a drop-dead date to cure, and say that failure to cure will lead to a eviction in court.

I also point out (in a separate note folded into the same envelope) that an eviction stays on their record for 7 years, and may lead to their being turned down for loans and effect looking for future housing. But if their situation no longer allows them to pay the full rent--and on time--I will allow them out of the Lease if they 1)move immediately, leaving the place with no damege, and "broom clean" and 2)return all keys to me ASAP.

This usually calls for some negotiation about: how long is ASAP, and what constitutes broom clean. But it almost always gets the tenants out without eviction and gets communication going and clarifies how its going to be done.
