Please note I just purchased a SFH looking to rent out. All three of the exterior doors have new deadbolt locks, however they require a key to lock / unlock from inside the house. Should we have these changed for liability reasons just in case a fire or something and the tenant can't locate the keys? Thanks --160.254.xxx.xx

I would replace them with standard deadbolts (key from the outside), for the exact reason you mentioned.

It reinforces from reading the above posts that the deadbolt locks that need a key to open from INSIDE is a code violation. When you are inside and can't find the key to open the door in case of emergency it is a death trap. Then why in the world they are even making and selling such locks. One might argue that the key can be left on the lock from inside for easy access but what if it falls down and can't be found. --128.91.xxx.xxx

There are some situations where a double cylinder deadbolt (the kind which needs a key from each side) is allowed. It depends on alternate routes from the room in the event of fire.

I have some (where they are allowed) on security gates that are just bars, not screens. If I were to use a single cylinder deadbolt, anyone could simply reach through the bars to unlock the deadbolt from the inside.

I am phasing these out, but right now I still have three on the security doors over sliding patio doors.

They are nearly break-in proof if installed well. Thief can come in through the window, but anything he steals has to go out the same way.

As opposed to a thumb-turn deadbolt, where thug comes in the window and carries my valuables out the door.

At one time in Texas they were required when the door had a window that could be broken and some one reach in an unlock the door. I don't know if that is still the case. Leaving the key inside never works for long as soon the key gets missing.

Yes - swap them out IMMEDIATELY to regular deadbolts (Start now -buying them from Ernie!) or read the Indy Star headline "slumlord locked people inside during a fire".

Their ability to exit, including small children, is WAY more important then a burglary.

It is YOUR job to protect your liability. It is THEIR job to protect their stuff.

Fires DO happen.

With double locks the tenants will leave the key in the inside lock. Anybody with access to the inside of the house can take that key and use it later whenever they feel like it.

Double deadbolts are illegal for rentals in many areas.

I use the thumb locks on the inside.
