State Specific Question About: INDIANA (IN)
I'm looking for a Rent to Buy contract form, so I can download and edit for a rental property. Does anyone have or know where I can get one?
Thanks, --162.95.xxx.xxx |

Tom, to honestly answer your question I'll have to ask you a few myself. Are you a new or newer landlord? What do you mean by "...edit for a rental property?"
To help you along I would join a local landlord group. They would have the form you are looking for. Contact a real-estate attorney and/or an attorney who has rental properties. For an hour's time well spent they would have a form you could use. A real estate agent would be able to obtain one for you but if you are new at this my personal opinion would be to pass and use the prior two examples I gave. FOR INFORMATIONAL USE ONLY would I search the internet in order to get a feel for what such forms are and how they are worded. --12.16.xxx.xxx |

Most investors who have done this type of deal say it never works out right. Where in IN are you from? --66.228.xx.xxx |

Good Lord, unless you are experienced in this please get a lawyer, it won't cost you that much to have them just do paperwork. --71.87.xxx.xx |

Have they passed the rent part for a year yet? --76.241.xxx.xx |

This is not do-it-yourself stuff. One wrong word and you've granted an equitable interest to the tenant. Get a real-estate lawyer to do this. --65.55.xx.xxx |

86% of these used to go bad in OH. Before the recession and easy credit. If the bank won't lend to them why should you? Do you feel lucky?
Let an attorney handle it. Be prepared to get the house back almost 90% of the time. Be prepared for major damages if they think they own it before then. --151.213.x.xx |

TOM, It can be done, carefully, with lots of caviats. I usually type several paragraphs on exactly the best way to do it, wording to use and what terms to avoid, etc. But I just can't go thru it all one more time.
Still I am afraid for you to 'go at it' without being armed with all the info. PLEASE go up to the Q&A search above and put Lease Option into the slot--and look for my responses in the list you get. Also put in Lease to Own, Rent to Own, Purchase Option, Installment Sale, Owner Finance! READ all the responses to similar questions--especially mine. You need your education before you try this--not after when you're stuck
