State Specific Question About: IDAHO (ID)

I had an owner of a property I manage request a copy of the tenants application & credit report for his records. I know we have a contract with him to manage the property but I was under the assumption that we cannot release credit reports to a third party, I do not want to risk privacy issues with the tenants but also do not want to anger the owner if he is legally allowed a copy of their records as the owner of the property.

Correct me if I'm wrong but you work for the LL right? He's your boss. When the boss says I want the paperwork on my desk if you want to keep your job he'd better get the paperwork correct? YES * you CAN NOT release the credit report OR the tenant application to a third party INCLUDING the property owner.

These days, with owners going into foreclosure, etc. you should get specific WRITTEN resident authorization before providing copies of leases, etc and turning over any security deposit funds.

To Reid/KS....if Lisa is licensed, which may not be required in ID, she still has to abide by the credit bureau, FTC rules and state law regarding safeguarding tenant information. Providing it to the landlord (employer) may not be allowed for many reasons and she would be negligent to the tenant if that information was provided illegally.

More and more property managers are getting the message to not provide this information to property owner clients....there is a HUGE blog post/comments on this on ActiveRain with several tenant screening providers providing comments AND documentation as to their reasons...we have to go through site inspections for a REASON to pull that information and safeguard it. --205.188.xxx.xx

The owner of the office which performs the credit check can not share this, even if it is my niece who I run a check for - I can tell her there are 2 card with 350 and 600bux in collections, an eviction in blah-blah city court, electric shutoff 7 years ago - thats it. --99.160.xx.xx

This is not state specific.

CREDIT REPORTS: On 8/4/09 we were “cut off” from the Mr. LL credit reporting process; without any prior notice.

A. In June 08 we completed the Mr. LL process again, for renewing our credit reporting agreement with Mr. LL.; including site inspection etc.

B. We have been trying for two days to determine the reason for the “without warning cut off”. Maybe today !!!!!

1. As instructed we contacted the Apartment Owners Association of California (apparently the contractor for MrLL). We have been informed we are required to provide information on various forms, documents etc. and fax approximately 100 pages plus obtain another site inspection.

2. Has anyone else experienced a “without warning cut off” notice. If so, please share any information you have that may help with the situation explained above.
