How does everyone feel about section 8 houseing? We have had several inquiries & at this time do not accept. Maybe we should due to econ times? What are the pros & cons?

I forgot to mention to search in q-a library under sec8 and suction8 - there are some that flat out will not do it, I have several that work fine because I have trained them with parking fines for lawn damage, broken windows, replacement storm door when the closer has torn off the top of the door. You need to study up a lot of rules but it can be rewarding if you become comfortable with the regulations and screen your tenants wisely. --76.241.xxx.xx

ST going section 8 can be a very good business decision for some LL's.

But the key is choosing and wanting to do it on your own and then to go looking for tenants that suit rather than being cornered into it or worse foolishly guided toward it without knowing.

I have two Section 8 places in the hood. I've taken a few knocks and learned some expensive lessons, but now that I have come through to the other side it's not a bad deal.

I wouldn't say that the Section 8 folks are any better or worse than my typical un-assisted low income tennants.

The biggest challenge for me is the local HUD office. My local office seems to reinforce any negative stereotypes I have ever had about guvmt employees.

As a European-American I now have a clear understanding of what other groups encounter in the way of racism thanks to the local office. I need to work harder on concealing my hillbilly twang on the phone. --199.20.x.x

It's generally like that.. It's the gvmnt that posses the probs.. I'd rather not deal with them. My property is not considered low income and I want to keep it that way. I just know from experience in Calif (esp rent control issues) that the GVMT does NOT make a good business partners and you never now when they will pull the rug out from under you. About 2 mons ago, HUD here in Id said that they would not longer pay for Sect8 for a good # of people.. Of course, they ended up recanting.. but you never know. Thanks for input and advice. Not necessarily. The particular unit is either approved or not approved by section 8; therefore, just because you accept at one unit and get approved doesn't mean all your units will be approved.

Also, if at any time your unit fails to meet the standard it can be disallowed. Hint, remove an electric outlet cover does the trick. Or you can just start offering month to month rental agreements instead of year leases. Sec 8 only does year leases. --204.80.xxx.xx

a few guys do it successfully by screening carefully and dealing only with a good housing authority.i try to avoid it.lots of prospects are not much good and they get a free atty to fight u and a free atty for appeal.the housing authority can reduce the rent during lease and the tenant can move out and break lease and u cant do much bcs they are judgment proof bcs no assets.the housing tells u what to fix and when to fix it.i think u should avoid it.many newbies have gotten into big trouble with s8. --208.58.x.xx

i just offer mtm so i dont have to take s8.be carteful of state law.some states like mass do not let u discriminate on sourse of funds.thats why i go mtm.housing wont do biz with landlords who just offer mtm.problem solved. --208.58.x.xx
