State Specific Question About: OKLAHOMA (OK)
My Mom and Dad have a renter that constantly harrass's them regarding nit picky things in the condo she is renting from them. She accepted the premises when she signed the lease and yet there are one to two phone calls from her every day with new reasons for them to call a serviceman. For example she called regarding a bathroom sink leaking around the faucet on one day. They sent out a plumber, she agreed that it was working fine when he left and the next day she call and said the sink was still leaking and added to it that the bathtub drain was a little slow and needed a plumber back out to snake the line. Mind you that is the only drain that is running slow. The thought of putting a little Liquid Plumber down the drain would not occur to her. They have been documenting the phone calls. How do you protect yourself from harrassment by a tenant. My parents are in their seventies and I am just trying to find out how to protect their interests. They are very fair people and have been landlords for twenty years. --68.97.xx.xxx |

Your parents are too accessible..they need caller ID and identify her calls and let them go to voicemail OR handle contact with her ONLY via e-mail. What K and Wallace said. Your lease should state that tenants are responsible for plumbing blockages other than roots. If the sink faucet is really leaking, then it needs to be taken care of. By doing what Wallace said will enable them to make a decision ahead of time instead of on the spot with the tenant on the pohone. --66.228.xxx.xxx |

There needs to be a requirement that all requests for maintainance be in writing and delivered during normal business hours. Only emergent problems will be reported by phone. Also if drains are clogged by hair etc the tenant needs to be told that she will be charged for such repairs. --70.250.xxx.xxx |

Landlords get repair calls. Guess you need a new plumber and he didn't fix the leak.
And by the way, since he has to come back anyway, the drain is slow, she says.
First, find a new plumber. Second, use an answering machine. Figure out what will be said to her and then call her back.
A worse problem is when they let the sink leak onto the floor and into someone else's apartment. At least she is not one of those. --76.99.xxx.xx |

I would ask this lady to enumerate each and every complaint and submit it in writing. Then get a handy man and then shout Basta! Ca suddis! Enough!
There is a happy clause - every plumber call is big bucks and daily calls are crazy.
