I want to sell my home in NC. It's currently being rented through June 2010 but the tenant loves the home so much they fully intend to purchase it from me at some point. My problem: I want to sell it when the lease expires or before hand....now if possible. The home is very attractive (great neighborhood and a good investment over the long term) but the tenant is not. The tenant has struggled to make the first 2 months rent (they have paid and are current) but claim that next month will be better....we'll see.
Any way for me to sell this home soon (an investor perhaps) and have them continue leasing the property to this tenant, at least until the end of the lease? --68.205.xxx.xxx |

The new owner would need to " step into your shoes" and continue your contract/lease agreement. A new owner might be concerned about the tenant he/she is inheriting.
You could offer the tenants a buy out so you could sell or hope they default and you can evict and get out of your agreement. --72.25.xx.xx |

Not affording rent is a LONG way from qualifying for a loan.
Talk is cheap. Flattery about the house makes the LL feel good about the tenant. Tenants know and play this.
I don't know NC law, but in Indiana, I can end the lease with a 30 day notice.
Hard to sell a house for full price with a tenant. Buyers won't offer so they're not guilty of kicking someone out.
