Have you given them the keys yet?

If not and your market it good, then I'd move on to the next tenant. If your market sucks, then I'd require them to give you a cashier's check or a money order (cash works too). Then I'd write into the lease with their initials next to it, that personal checks will not be accepted.

If you have given the keys, you need to begin eviction. You still might be able to work something out, but make sure it involves no personal checks for at least the next year. --65.12.xxx.xxx

Always take first month and holding fee/security in certified funds to avoid this situation, and check with utility company to be sure bill transfered before handing out any key/s - this could end well if the tenant gets you money orders to cover the problem in 1 day, serve notice proper for your local and state law pay/quit if any story about slow paychecks is what you are hearing - you need them out and get one in who can satisfy the lease. --76.241.xxx.xx

provide them with a 10 day pay or quit notice (assuming you didn't have them waive this in the lease)..., and advise you expect cash, money order, and/or certified check in 24 hours...

have you called them...., what excuss do they give.

btw..., never take application money, security deposit nor first months rent in any form other than a strict cash method. --75.181.xxx.xxx
