State Specific Question About: WASHINGTON (WA)

WE HAVE AROUND A HUNDRED RENTAL UNITS,NO PETS POLICY. I AM SICK OF RENTERS LYING & FILLING OUT APPS WITH NO MENTION OF A DOG AND THEN A WEEK LATER THEY NEED OR HAVE A SERVICE DOG. THESE ARE PETS, YOU CAN SEE THAT THEY HAVE NO TRAINING. THIS PUTS THEM IN CHARGE!! IF THEY BITE SOMEONE I'M LIABLE. IF THEY POST A SIGN THAT SAYS THEY HAVE A DOG THAT WILL ATTACK, I'M LIABLE (THIS REALLY HAPPENED) SERVICE DOGS DO NOT ATTACK. THIS DOG ATTACKED 2 EMPLOYEES AND ME. SHE MOVED LAST WEEK. HOW CAN I STOP THIS, HOW DO I PROTECT MYSELF. IS THERE SOMETHING I CAN DO TO STOP A RENTER FROM LYING ABOUT HAVING TO HAVE A SERVICE DOG. CAN I GET PROOF THAT IT IS A SERVICE DOG. Document and start evicting residents with pets and find out.

For 45 years, I have screened and taken pets. In a down market, taking pets keeps units rented. In an up market, taking pets keeps residents and lowers turnover costs.

An animal that comes with residents and that has been trained properly rarely causes problems for residents or landlords. --205.188.xxx.xx

I have NO PETS in bold letters on my rental application so people filling it out can't help but see it.Also in my rental agreement the tenants agree that Myself, a person assigned by me or an Animal control officer can remove any animals from the property and dispose of them in any way I choose at my discretion and again in the rental agreement in bold letters is "NO PETS" --70.250.xxx.xxx

I stopped asking about pets. I ask about any animals on the applicaton instead, including service animals. That should cover it when they lie.

Someone who has a real service animal doesn't have to lie. Make it very clear other tenants resent those who have pets when they can't have one and eviction starts immediately so please answer this truthfully.

Also screen for this on the phone. Don't ask if they have pets. Ask how many pets do you have? --151.213.x.xx

If you want to allow pets, make renters insurance and photos every 60 days the policy - this way they know it can not get out of control for long and you can allow a responsible pet owner to bring her/his pet and take care of each other, service dogs require documentation from doctor and veterinarian to match doctor orders - renters insurance is a good thing even if they do come thru with matching documents, remember to verify your city bad dog list and decide on a policy of having them with all the cages and stuff or just say no. --76.241.xxx.xxx

It does not end with biting or fouling up or eating up carpets. Even a cute lap dog might drive other good tenants away with constant yapping at all hours.

They just do it. Just have the strongest possible wording and in such a case, I would make them initial that particular clause.

You know, when one tenant is allowed to keep a dog, then all can.

IMHO, service animals like guide dogs for the blind are extremely well behaved and worth more than a new car. Don't worry about those. But ask for documentation as someone payd a 5-digit amount for a service animal! --82.113.xxx.xxx

u need a policy in writing.if there is no policy they conclude and i would conclude anything is ok.u could put no pets or 1 fixed inside cat with owner prior approval as i do or whatever.u cant keep out trained service dogs but most arent and u can ask for papers to prove training.ask prior landlords "how were their pets" ? u can never trust prospects.if 1 pet gets in half of them will have dogs in 6 months. --208.58.x.xx

Louise, First--take your keyboard off caps. Typing in caps is like screeming at people, not to mention, hard to read.

Then you have to know the difference between a Service animal and a Comfort animal. You are RIGHT--a Service animal has t be trained to DO something for the person who has enough disability not to be able to do it themselvef. Blind and deaf are the 2 most often, and them someone confined to a wheeled chair, etc. A Comfort anumal is one that usually helps otherwise able-bodied people with a mental/emotional problem. People who are afraid of strangers, afraid to go outside, etc. Just having these amimals around as pets and help-mate comfort these people. Usually in the comfort animals the request comes in the form of a letter of from their psycologist or psychiatrist. You are asked to accommodate these amnimals for the patient's sake--but you don't HAVE TO.

You are right--these comfort animals are often just the tenants pets--and as they got worse they came to rely on them mmore and they are a big part of their lives. BUT they are NOT trained to DO anything. And often as they are the tenant's pets, they are not trained at all--not to obey their master, not even house-trained.

IF the tenants are lying to get the pet in--they KNOW it is not a valid Service amimal. They are hoping YOU don't know the difference. What you do now is up to you and your situation. Do you have a fenced yard they can use. Is the person able and willing to walk the dog regularly? maybe if they willing to pay a large 'non-refundible' pet FEE, you will allow them to have the dog for the 1 year of the Lease. If you are not happy at lease end--you will refuse to renew. --140.140.xx.x

If they are month to month, you can give them a 20 day notice to terminate tenancy with no reason. Unless you are in Seattle.
