State Specific Question About: VIRGINIA (VA)

I have a 1600 square foot rental.

HVAC is blowing but not cold air.

Already had it filled with freon 2 months ago but it seems to have leaked.

Tech wants $2000 to find leak.

21 year old HVAC--wants $4000 for new unit.

Any tips on what kind to buy? Have another quote coming out weds.

Buy your own leak detector, nice ones cost about 400bux and you can check gas leaks also, send the guy who wants 2k to find a leak to drink beer with obama and find his leak. --76.241.xxx.xxx

Buy a leak detector and find it yourself. You can get a good one for less than $100. I had a tenant call last evening, unit not cooling, I went over, saw it was low on freon, took my leak detector out, and found the suction line to have a leak, right inside the brick, as it made the turn to head upward. Went to the AC supply store this morning, picked up a new liquid and suction line, went back dropped them where they needed to be, called my ac guy to come do his thing and weld them up. Couple hours later, Wrote a check for 225 for his labor. Now no more leaks, and only cost me 325 with parts and labor. --205.188.xxx.xx

Mind the warranty on the compressor and go for a brand name. Maybe you find one under warranty on eBay or B-quality (with a scratch)? Shop around!

2k to find a leak in a 21 year old system is because he knows that there maybe a lot of leaks. He may find one and it will leak out in another place. I would not touch it except to replace as a pro. That said I leak check on my own because my time is not worth $$ per hour. As for replacement costs it depends on the work required. A simple job with cheap equipment or a complex job fixing ducting issues and running expensive equipment will not cost the same. The only way to know what is reasonable is to have a couple of people bid on the job. --146.165.xx.xx

I paid $950 year before last for the smallest Goodman to put in my 'daughters' house. Not your top of the line model but my/her house is only 735 ft sq, so this little one does a great job to cool so little area. --140.140.xx.x
