State Specific Question About: COLORADO (CO)

My roommate has moved out of this house without any notice. He has never signed a lease with the landlord. He was living here on a month to month tendancy. He still hasn't told my landlord that he moved out. He did leave on the 5th of July. My landlord knows, because I told him. Can my landlord get any satisfaction from this?

I may be taking him to small claims court for money that he owes me. If my landlord can't do anything about no notice given, can I bring it up in small claims? --24.8.xxx.xx

If their is no lease there is no contract, only verbal.

We say we want to buy something, and we don't take the product we don't pay.

At the present time he is not using the space, next question did you have the right to sell the space,.

Tania, this is an issue for the landlord to deal with since it his property. The month to month tenancy is between the landlord and the tenants and has nothing to do with you. If he owes you money you can file in small claims court if you some sort evidence to show how much money and for what.

IN [IN} has assumed you had an illegal roommate living there and that were pocketing the money yourself so his advice appears a bit strange for your situation. You do not need to be afraid of the IRS.

My tenants all sign the lease, and we list all who live there, to prevent additional move ins. --68.58.xxx.xx
