State Specific Question About: NORTH CAROLINA (NC)

In a recent news letter you mentioned how to get renters insurance for , I think, $ 10.00 premium per year.

Does that apply to NC, and if so, How can I get this insurance for my tenants??

Thanks

You do not get this for tenants unless they are your dependant children in college, tenants are to get this for themselves, same as electric and gas bills, cable and cellphone too. --76.241.xxx.xx

I get renters insurance for my tenants when they move in or at Christmas - I buy the policy and pay the first premium in their names and have the premiums mailed to them. Google Assurant Renters Insurance for an online quote - I always get the 2 month job loss insurance from Assurant so they have some money to pay the rent if they lose their job. --68.7.xxx.xxx

WL, I like that idea - "I always get the 2 month job loss insurance from Assurant so they have some money to pay the rent if they lose their job"

H.C., in the newletter I mentioned how renter's can get insurance for as low as $10 premium per "month". The average is about $12.75. Another thing I emphasized was how landlords could ger more of their residents buying the insurance if the landlords actually gave the residents a source where they (the residents) could easily buy it.

You can direct residents to the following website - www.cheapresidentinsurance.com

I would even suggest if possible pulling that website up right at the lease signing and have the residents sign up right at THAT POINT so you know it's done. Simply make it part of the lease signing process.

This idea sounds great - but -

when the tenant doesn't pay their monthly premium - haven't you just thrown your money away? --76.243.xxx.xxx

Hmmmm...

has anyone used renter's insurance to pay for physical damages caused by tenant (repainting, carpet stains, pet chews...)

or even unpaid rent?.... --69.243.xxx.xx

Interesting that this topic comes up today. Yesterday I called my State farm agent and asked about renters insurance. Told them I would like to offer it to my tenants perhaps even demand it. That I knew about renters insurance. That is was $12.00 to $14.00 a month and what it covered.

That I would like to be able to present something to educate my tenants. My agent is putting together a package for me to have on hand. At least 25 pamphets explaining renters insurance. Some base quotes.

I'm not making any kick back from my State Farm. I simply wanted a information source for my tenants to start this journey.

I have a new Tenant that was forced to take out a $50,000 renters insurance policy, by this one firm. The insurance company was affillated with the PM'er. I feel that is un-ethical. Perhaps not legal either?

I have read that in the UK there are insurance companies that do renters insurance and security deposits. The UK tenants move with their Security deposits and their renters insurance. Not sure how that would work here or if it could? Interesting idea eh?

I Don't really care if my renters have it or not. Am I missing something? I inform them it's a good idea and give them a real life example from my past but that's it. They can do the work if they want it. They initial on the rental agreement whether they do or do not have insurance and that I am not responsible for their stuff. --75.120.xxx.xxx

Nope, wouldn't work for me either. I kept putting in the zip and it just keeps asking for it. I don't think I'd trust them to pay off at this point!
