You need to be more specific.

If **everything** goes perfectly it can be accomplished for very very little; about the cost of postage.

OR it can carry over into multiple contested court appearances with all manner of other agency involvement (health dept, bldg inspector, fire marshall, etc)... little or no rent being paid in the interim and even more damage being done to the property... and all of that in addition to the attorney costs if one is "managing" the eviction for you.

So, it can vary.

What I was asking is what can one expect to pay a lawyer here in ks when legal action is required beyond just posting a 3 day notice and having them move. In the KS landlord handbook they say expect to pay a lawyer approx $150.00 I just talked to an atty today that wanted $500.00 so was wondering what the range of fees is ? --70.250.xxx.xxx

I have not had to pay an atty to do this before but am thinking $150 is not worth any attorney's time and probably not an hours worth of work. Just guessing $500 is more like it. Would sure make sure it is an attorney that has some experience with this sort of thing. --69.50.xx.xxx

Sounds like the range is $150 to $500. ;)

(Actually that is about right)

Of better usefulness: get down to the county court where LL/Tenant work is done (aka "rent court")... pack a lunch and sit tight. Watch and listen and learn how the judges operate there, what they look for, what they ignore, what matters what doesn't... and decide which of the different lawyers you see there impresses you as the most "together".

Pull him aside and ask dsome pointed questions most important being "what is your FLAT RATE for a eviction?"

Most have one but some don't. Either way you have a basis to judge if your think this guy is worth the moolah.

If (when) you hire a LL attorney pay close attention to wwhat he doe cause in most instances a reasonably smart LL with good records doesn't need one.

My attorney only does evictions and does them for many of the large property owners in KS. I believe my last eviction was about $350 and that was him filing, appearing in court, etc. --64.126.xx.xxx
