State Specific Question About: VIRGINIA (VA)

I have recently lost a Condo tenant after 4 years. She could not vacate at the end of her yearly term and paid for another month. She vacated on the 18th of the extra month, however she had forgotton to make postal arrangements and needed her mail box key back. She did not return the box key for another 54 days. Am I obligated to pay the prorated rent back?

I only own three units, so I don't technically fall under the VRLTA, but what is conventional in this situation? --69.19.xx.xx

Many/Most LLs recognize the need to change the locks to the rental on turnovers, yet forget that they also need to change the mailbox locks also...

As for me...I not only change the apt locks...but also change the mailbox locks each and every time...swap out the locks using a box full of old locks on EVERY turnover... --70.109.xx.xxx

4 year tenants don't get get the screws put to them by applying the letter of the lease in every instance.

you start pulling that nonsense and you'll end up with 4 month tenants and the joy or 3 times a year turnovers... worse is you'll deserve it.

1. 54 days of rent for a mailbox key is NOT REASONABLE. I think $25 for changing the lock is. Why would you even consider that for a 4 year tenant?

2. She paid for the extra month she stayed but gave back possession of the unit on the 18th? If another tenant moved in then yes you must give it back as you cannot double dip. If not then no she extended her move out date until end of the extended month. You were not able to sign a lease with someone to move in before the because you had to honor her written notice of that time.
