unless something specific has occurred with DOCUMENTABLE proof that the tenant is DIRECTLY responsible for the presence of the critters (from ants through racoons)... then the onus is on the LL to protect THEIR property.

a good way to avoid this happening is to have the tenant inspect before move in and sign off on the state of cleanliness and sanitation... it is still hard as heck to prove the tenant is responsible.

If the tenant brought the bugs, the tenant exterminates.

If the insects are related to the house such as termites or carpenter ants, the landlord exterminates.

If the tenant arrives and finds roaches the landlord should take care of it.

If it's ants, buy some ant traps and bug spray.

If it's spiders buy a can of spray.

If it's fleas, get a flea bomb spray. --76.99.xxx.xx
