Earline, go to the home page of MrLandlord.com, scroll down the left hand index and click on "Sample Lease". However, please be warned that this is only offered as a "starting" point. You need to explore various areas of this site, including Landlord/Tenant laws for your state and also review state specific lease clause because many states have required wording that is needed in a rental agreement. Your lease is NOT something you should be trying to save money by obtaining one simply because it is free. Having an inadequate or improper lease can cost you thousands of dollars. --205.188.xxx.xx

I totally agree. And you will find over the years that you tailor your lease to fit your needs and the needs of the tenants. My original lease I paid 20 dollars for on legal forms dot com. It has served me well and was tailored for my state. I have added to it over the years but it covers everything you could possibly think of and then some. I wouldn't use a generic lease.
