Kay,

I charge $300 per animal. Don't charge for caged animals, such as a hamster. Some people charge $150 per animal. Also, do you have a pet application form already? If not, I can paste mine here. Another very important thing to address is that your lease states the consequences of moving in other animals. Mine lease says if they move in an unauthorized animal (one that was not pre-approved by me), that there are three types of charges applied: 1) a $100 pet unauthorized pet FEE 2) a $25 per DAY fee for every day the animal is not removed after being told to get rid of it or if I approve of the animal after discovering it, there is a $300 pet DEPOSIT plus the $100 unauthorized pet fee. In other words, it costs them another $100 extra for not asking me ahead of time.

Also , make sure your lease addresses things like they have to be up to date at all times on their shots and city license, where they're allowed to eliminate (such as NOT in the areas other tenants will use), and state in lease that they agree to allow you to change your mind if it turns out the animal is too noisy, too destructive, etc. --98.125.xx.xx

State law doesn't address rates for pet deposits. You can set whatever you want. I have a pet application and meet the pet, just as I have a human application and meet the human.

Only then do I decide if the pet is OK and what the deposit will be.

Then I have an addendum to the lease for the pet. --64.12.xxx.xx

I found my lease, will look for my pet application in a few minutes. Here's what my lease says about the pet/s.

14. Pet Deposit. If a pet deposit has been paid by the Tenant, the deposit will be applied to any indoor or outdoor cleaning needed, repair of damage, or replacement needed to restore the Premises as a result excessive wear and tear or damage caused by or attributed by the Landlord to the pet.

A. Pets. Tenant shall not have any wild nor domesticated animals, fowl, or reptiles on the Premises except those listed in the Application Form to Allow Domesticated Pets. Before any animal may live on Premises, Tenant must apply for and obtain written approval from the Landlord by submitting a completed application form. This application form is integrated by Tenant and Landlord into the lease agreement. Tenant agrees that a breach of the terms listed in the Application to Allow Domesticated Pets is a breach of this lease agreement. For every unauthorized animal living at the premises, the following charges apply: standard pet deposit of $300 per animal, plus an additional one time fee of $100 per animal plus an additional $25 fee per animal PER DAY for every unauthorized animal that remains at the premises after the Landlord has notified the Tenant to remove the animal.

Here's my Application to Allow Domesticated Dog. You can adapt it if there's a cat, or make it a generic application form for all aminials.

The property owners reserve the right to refuse any breed of domesticated dog. If the application is approved, only the domesticated dog(s) listed below and owned by the tenant(s) are allowed on the rental property. No reptiles, cats, birds, caged animals or any other domesticated or wild animals are to be kept and/or intentionally allowed onto the property.

Property owners will allow up to two domesticated dogs to live at the above property location provided that the tenant/s agree to the following ten terms:

1. Dog(s) must be leashed when outdoors unless confined within fenced back yard.

2. Each dog weighs less than 35 pounds.

3. Each dog is trained to eliminate its waste outdoors and does so only in the back yard.

4. Each dog has been spayed or neutered.

5. Each dog is kept current on all vaccinations required by law. (Proof of vaccinations required from vet.)

6. Each dog has a current city license. (Proof of license required.)

7. Any indoor animal waste elimination, secretion, blood or vomit is promptly and thoroughly cleaned up.

8. Timely notification is given to property owners if there is a) visible flea infestation anywhere indoors or b) any waste elimination has seeped into any carpet padding or floor underlayment or c) dog(s) has/have harmed any person coming onto the property, or d) any notice, warning, or citation was received by tenant from law enforcement regarding dog(s) or e) any complaint was received from any neighbor or passerby about dog(s) or f) destruction of rental property has occurred that a reasonable person would expect to exceed $50 (fifty dollars) to repair or replace.

9. A non-interest earning pet damage deposit of $300 is paid in advance and will be applied to any indoor and/or outdoor property cleaning, excessive wear, repair and/or replacement needed as a result of my dog(s).

10. The agreement to allow dog(s) at the rental property listed above will be void if dog/s is/are deemed at any time by either property owner as being too aggressive, disruptive, and/ or destructive, or if any information provided is not true or correct. I agree that, in the event of an emergency, the property owner(s) may give possession of my dog(s) to either of the emergency contacts listed above. If neither emergency contact is immediately available, I give permission for law enforcement personnel to take possession of my dog(s) and, if necessary, give dog(s) to a third party care provider, which I understand may result in additional fees due from me for my dog(s) care and release.

I own the dog(s) listed above. I agree to and will abide by all the terms and conditions listed above.

THanks, Jody. I like your form although it was meant for Kay. I charge $150 nonrefundable fee. Mine states in my lease that is for additional wear and tear the pet presents to the unit. Not for any damage that might incur. Damage is paid for out of the deposit. Most pet owners will pay it to have their pet. Most states don't address what you can charge so charge whatever is customary in your area. Ask around. --74.45.xx.xx
