If they turn the keys over and move out, then that was not an "eviction." Can you give more details as to what you mean? Are you ending a lease early and they are agreeing to leave? Or maybe you both agreed to early termination and you just want to have something in writing that the place is yours again? In general, getting the keys back indicates that -- but I could see wanting something written up in some cases.
Let us know more about what you mean (since your topic says "evictions", but that doesn't sound like what you are doing) and you'll hopefully get some more advice.
