My past tenants damaged our home. We have a judgement against them but we can't get them servered as we don't know where they moved to. Any ideas or suggestions on how to track them down? --98.127.xx.xx

Can you rerun the credit check and see if a new addy shows? sometimes if you call the emergency contact and ask that person if you can have the new address to send out the settlement you could get lucky - do not offer much info just pull it back. --76.241.xxx.xx

This worked once for me. I called one of the references and said the tenant moved and when I was getting the apartment ready to rerent I found a wrist watch in one of the kitchen cabinets. I got the extenant's new address. --71.176.xxx.xxx

Your question comes up by others quite a lot...so do dome key word site search's on this site for more info...

I'll give you a couple...

Send a letter addressed to last known address with an endorsement on the evelope Address Service Requested...if they filed a change of address with the P.O....P. O. will send you a form with new address for a small fee...

Are they still employed at the same job?....Call to check...and serve them at work...

Hire a professional skip tracer...they might find for a rather small fee...compared to a large dollar damage cost...

Talk to past neighbors like Virden suggested about the personal reference...make up a story to tell neighbors you need to return money...need the address... --70.109.xx.xxx

I really like Mike's creative idea about the watch...so let's take it up a step or two...

Call it an old railroad watch with an inscription on the back...sounds like it was the tenant's grandfather's watch...ect...

Or some apparent family photo albums left in a cabinet...

I found where my deadbeat tenants ran off to by going through all the paper garbage they left behind.

In their hurry to sneak out of the place, they were kind enough to leave their new lease behind.
