State Specific Question About: GEORGIA (GA)

Howdy all!

I have great potential tenants in a pool of losers. He has a dream job at a local resort and has just finished his 6 month probation. He has just sold his house 3 hours away and wants a 7/1 occupancy. I have scheduled a meeting to interview his pets this Sunday.

He would like to bring some items to the rental at the same time. He understands no keys until certified funds, signed agreement, and utilities in his name. I was thinking of a nonrefundable fee that reverts to refundable deposit when obligations are met.

Please impart your wisdom regarding downsides, and similar situations.

P.S. There are many rentals here and no jobs. Most of the houses are up-scale or trash.

I, personally, would not allow any items to be brought into the rental until he has paid all required move in monies, signed the agreement and transferred utilities.

I accept a non-refundable holding fee (with written agreement) which converts to a security deposit once the lease has been executed. --76.231.xx.xx

I agree, in my area its critical that the tenant NOT be allowed to store anything in or even ON hte proeprty prior to the lease starting.

Otherwise it would likely be seen by our Landlord tenant board that the tenant NOW has a leagl right to access and or pocession of the property.

If you have to, possible store a few of his things at YOUR place. But his is risky and leaves you open to claims of theft and damages. --74.12.xx.xxx

Once you have something there the tenant has rights to access, do not do it. Do not allow even a few items! I made that mistake....upon arriving to the house the next day where "only the garage" was to be used, the house was full! They turned out to be great tenants for 3 years but I learned the hard way. I think I'm still missing a few tools that got mixed up in that mess. --67.166.xxx.xx

However, I WOULD take his ENTIRE move in funds: July Rent, Deposit, Last month if you can get it, whatever, every single penny he was going to give you on the 1st. Go ahead and sign the Lease this weekend, and give him the keys.

Call TONIGHT and turn the utilities off from your name, and just give it to him this weekend.

What were you going to do? Rent it to someone else for the next week?

Tell the guy you need every single dime before anything goes in the house, it's not a big deal, just pay me, and put your stuff in.

Give him the last 10 days of June for free as a Gift. You wouldn't be paid for it anyway.

10 free days, but nothing goes in the place without every single dime of move in costs.

Perhaps you could offer to store it for him for a small fee , and store in an area completely separate from the rental unit such as a garage or utility room.

above comment is in terms of a multiunit, for a SFH I store it offsite.
